Frequently Asked Questions
How Soon Can You Find Me a Tenant?
We work to find suitable tenants as efficiently as possible. We have access to an existing database of prospective tenants and advertise your property to help attract suitable applicants — without charging you any marketing fees.
How Much Is Your Commission?
Our tenant sourcing fee is equivalent to two weeks’ rent as a one-time fee. There are no upfront charges, no hidden fees, and no recurring commissions.
What Is the Lender's Formula?
The lender’s formula is a financial guideline used to determine how much you can safely borrow based on your income, debts, and credit profile.
What Do I Look for in Homes?
Becoming a homeowner means you’re prepared for a long-term financial commitment and stable monthly expenses. If you have steady income, savings for a down payment, and feel ready for responsibility, you’re on the right path.
Do I Need a Home Warranty?
A home warranty isn’t required, but it can provide peace of mind by covering unexpected repairs for major systems and appliances. It’s a good option if you want added protection against sudden costs after moving in.
Am I Ready to Rent?
You’re ready to rent when you have a steady income, can comfortably afford the monthly rent and associated costs, and are prepared to meet the responsibilities of being a tenant.
What Should I Look for in a Rental Property?
Consider the property’s location, condition, size, rent, and whether it suits your lifestyle and everyday needs. It’s also important to understand the tenancy terms before making a decision.
What Information Do I Need to Rent?
You’ll typically need to provide identification and relevant information about your income and circumstances as part of the referencing and tenancy process. The exact requirements may vary depending on the property and landlord.
What Should I Expect When Moving In?
Once your application and referencing are complete and the tenancy is agreed, you’ll be able to arrange your move-in. We aim to make the process as straightforward as possible and help ensure you have the information you need before moving into your new home.
What Happens to My Deposit?
Your deposit will be protected and registered with the relevant Tenancy Deposit Scheme (TDS). Subject to the terms of your tenancy and any applicable deductions, your deposit will be returned to you by the landlord at the end of your tenancy.
